For years, the team at HomeXpress Mortgage has offered some of the lowest rates in the industry and programs that allowed more borrowers to participate in the American dream. These include our popular CoreX, PrimeX, and InvestorX Non-QM loan solutions for both consumer and business purposes. 3 Month Bank Statements
- Only 3 months of personal or business bank statements required to qualify your borrowers for Non-QM loan solutions
- Minimum 600 FICO credit score
- Updated forbearance guidelines to allow deferred payments
- Non-QM loans up to $3,000,000
CoreX
- Our entry level Non-QM loan solution
- Minimum FICO score of 600
- Financed discount points allowed up to 80% LTV
- Updated forbearance guidelines allowing deferred payments
- Increased LTV for Non-QM loans $2,000,000 and greater by 5% for FICO scores over 720
- Added Profit and Loss Only, limited to 75% LTV
- Increased LTV for second homes to 80% LTV for purchase or rate/term and 75% LTV for cash-out
PrimeX
- Minimum FICO score of 640 for this popular Non-QM loan
- Loan amounts as high as $3,000,000
- Updated forbearance guidelines to allow for deferred payments
- Increased LTV for Non-QM loans $2,000,000 and greater by 5% for FICO scores over 720
- Cash out up to $1,000,000 for FICO scores of 660 and higher.
InvestorX
- Our Business Purpose Non-QM solution is now even better!
- Minimum FICO score of 600
- Only 2 ratings required- housing history on the subject property and an investor’s primary residence
- Reserves not required when LTV is less than 65% LTV
- DSCR’s below .75!
- AirBnb/VRBO short-term rentals are now allowed!
